How to do skip tracing?

Hello, my name is Brittani-Kaye. I am new to wholesaling and am wondering if anyone knows how to do skip tracing and find the owners' phone numbers?

"skip tracing" requires a license in most states.

You can pay licensed investigators for the service.

If you just want to find one or two phone numbers, you can pay online services like Intelius.com or PeopleFinders.com

We have had a lot of success finding phone numbers of property owners in bulk.  I find you will have much more success and get a lot less discouraged if you have a list of 100+ names to call.  Believe it or not it is not too bad on the pocket either.

Sean: yeah, I was thinking the same thing.

A friend of mine basically said the same thing what u said.

I think I'll go ahead and ask the neighbor to begin with. I already found out the names through assessor website and property tax records. Finding phone number seems hard to find online. Except having to pay someone or a company ofc.

There are lots of ways to do this. Paying someone to do it is one option, but I'd be hard pressed to spend money on something I didn't think was a good lead and that I hadn't tried some tricks myself.

First thing you need to do is find a name. This can be done online in most areas. Just search the property tax records and you'll likely come up with an owner. If you have to go to the assessors office I'd make sure I had more than a couple I was looking up.

Once you have a name it gets a lot easier. Google, white pages, FB etc all provide ways of finding someones contact info. Sometimes it's easiest to just knock on the neighbors door and ask though. You tell the neighbor you want to buy and fix a house and they'll often be more than happy to help.

There are companies out there that will do this for you. Just do a Google search. I've heard TLO and Accurint are decent ones but haven't used them myself.
