Hey guys- posting my 2016 & 2017 direct mail results. I did this couple years ago too but I'm trying to make more of an effort to share more regularly.

This is my 2016 & 2017 mail volume and results and high level numbers on my business.

Did 24 deals last year (bleh). Tracking to around 40 this year.

In DC market so average profit deal is around $42K- and I wholesale about 40% and rehab about 60% of what I get.

My deals overall come from:
Direct mail- 50%
MLS- 20%
Cold Calling- 10-15%
Other Investors (Mentoring Type Stuff)-
15%

I have a college student who handles printing stuffing folding and mailing all my letters, pay about .75c per letter all inclusive I have calls going to voicemail, then to Patlive, but will be changing now to being answered live by someone Then use podio for followup with a custom follow-up system thing that is similar to investor fuse
