How often do you buy new lists for direct mail in same county?

Question

I'm confused about direct mailing in the same county. After mailing to the same absentee owner list 3 times in a county would you purchase a new list of absentee owners if you still want to mail to absentee owners in that county? Also how often do you recommend purchasing new lists with the same criteria? Thanks.

@Shawn C. My best luck has always been with eviction lists. You'll get tire kickers, of course, but there are some people who buy a rental property and realize this is NOT the right business for them.

They go through an eviction or two and even though the eviction process can be easy in Texas, they're done with being a landlord and will want to dump their property and be done with it.

I don't worry about year built, % of equity, just send the mail to these tired landlords and quickly/easily sort through the good and bad leads. Hope that was more helpful!

@Cecilia Arnulphi -- Listsource is a great way to get lists. Depending upon your state, there are other services out there that provide leads, you'll just need to dig a little deeper.

@Matt McConkey do you buy your lists or you put them together yourself.  I struggle putting together a mailing list for out of state .  Is it possible to buy those lists?

@Matt McConkey Would  you mins sharing with me what lists you have better luck with? Wholesalers here (Austin, TX) really gouge you on properties now so I am really trying to do my own marketing without much success. I also have problems trying to figure out what parameters to use like, year built and percentage of equity. Any assistance you can give me is greatly appreciated.

@Matt McConkey Thank you for the information. I was thinking of three violations I was meaning 3 different citations. I understand what you are saying though and it makes sense. It sounds like marketing to that list works well for you. Does it?

@ShawnC --Nope. I'm grabbing as many leads as I can. Say one house has only one violation, but it's trash from the tenant. And it's happened over and over again, that's a sticking point for a tired landlord.
