Contracts (Chicago Market)

Hi, I was wondering if anyone has any seasoned contracts that work well for the Chicago market (or any market)? I’m new to the game obviously and I’m going to start generating off market deals and need a contract to lock in sellers. I’ve done some searching online, but I’m more interested in what works for other investors and maybe one or two sentences of advice to go along with it.
