I am now getting robo called from wholesalers in 5 or 6 of the markets I fund in.. its obvious its off shore VA types... I block the numbers and suspect some of these folks just like any other marketing will find an acorn..

when I was aggressively buying timber lands in the NW.. I had my own telemarketers who came into my office with my supervision 2 nights a week when they got a hot one they handed the phone over if they needed help or the set the appointment for my partner to go out and cruise the timber stand..  its very effective in certain settings..  we did a little direct mail but 90% of our leads came from our telemarketing.. under direct supervision..
