Newbie wholesaler getting started in michigan

Hey everyone my wife and I finally started our wholesaling business as a side hustle with our two full time jobs as automotive engineers. We started direct mail based on tax delinquent properties two weeks ago and have had about 14% response rate with about 6 of those being decent leads we are pursuing currently. Building our buyers list is a challenge in itself but we are learning so much every day while raising two kids and trying to enjoy life. The overall thought of financial freedom is an amazing motivation factor that drives is through late nights after kids bedtime and any other breaks at work to make a cold call or respond to an email. The amount of information online (here at BP) and YouTube has really helped educate us thus far. We'd love to meet some fellow Michigan real estate investors either in multifamily apartments or wholesaling.

Would anyone recommend a mentor or paid course to really get our business moving? We almost paid for the rich dad 3 day class and found out after that rich dad has really become too commercialized costing people 10s of thousands of dollars with very little return. 

Overall we are planning to use wholesaling as a way to build quick capital to buy more multifamily apartments and move towards financial freedom. I see wholesaling as a great asset to our business moving forward, allowing us to keep our finger on the motivated seller pulse.

Find someone local who understands what Gennesee County and the investor/buyers there are looking for.  Don't pay a national guru who doens't know the market.
