Plus the seller will respect you more because you are respecting them.

From my experience you wanna say you or my partner will buy this property. Some people/most people won't understand the topic even if you explain and when you say You're a real estate investor and that you or your partner is buying it, it makes things go smoother.

Yes be honest. Assume your honesty will lose deals, but that's the game. Think about how the seller would feel if you tell them you are a cash buyer, but at the end of the day you can't find a buyer and back out of the deal. At least with honesty, if they agree to allow you to sell their house, there is Ann expectation that you may not find a buyer.
