New Wholesaler - Is this a good deal?

Hey everyone, I am a new wholesaler in the VA area and I came across a house for sale by owner while driving for dollars. The seller is asking for $120k and the ARV is $163k. The house is 3bd/2bth 1300 sqft and needs some “cosmetic repairs”. I would like to negotiate the price and offer the seller 106k but she stated that she would not be interested in anything less than 120k. Do you think this is a possible deal? Is it worth me going to look at the house? Please share your thoughts and insight! Thank you!
