Hi i have the house would like you guy estimate for us.

Hi i have seen the house arv 160! The house have been rent since 2001. The owner asks me for 130k. When i checked the house. There are foundation problem, a lot kf broken tile, ex and interor paint, instead of 2, there are only 1,5 garage. 12 light, but they all old. The kidchen all wood. The house already has tenant. How much is the price should i ask for the owner?

Without knowing the many variables needed to know if this is a good deal, I can tell you right away buying at 80%+ ARV is a bad idea, especially with the issues you mentioned. You'd be better off paying retail for something that is in good shape.
