Using MLS to find cash buyers

I’ve recently gained access to the MLS so I wanted to use it as a way to find cash buyers. I already have it filtering out by “closed properties” and “Buyer Financing set to cash purchases” but is there anything else I should be filtering? A lot of the buyers I’m seeing are purchasing with cash but also owner occupied which makes me think that these people wouldn’t be investors, but instead buying the home to live in it. Thank you in advance for any help!

@Braden C. Thank you! I’ll give that a try! So far I’ve only been writing down the cash purchases with home owners that are living in a different location than that of the property they’ve purchased. Not sure if this is a wise decision or not. Figured I’d send some mail and see if I get any feedback.

My advice would be to spend more time trying to find GOOD deals. Selling a good deal is super easy but finding them is hard.
