Wholesaling apartment complex ?
So I just started my adventures as a real estate Investor & I’ve been marketing as a wholesaler in Central California. Someone reached out to me with a 40 unit complex they would like to sell in the state of Oregon. It sounds fair but would it be worth it ? If so, what would be the proper steps and contracts to use in this situation ? Should I follow up with this deal ? Any useful advice/tips would be greatly appreciated.

@Jasmine Sua, sounds fishy to me. I can't see why someone would reach out to a wholesaler and not a multi-family broker. Proceed with caution.
