contract vs. cash buyer question

Hello!

I am trying to get started wholesaling and I'm very motivated but I have a lingering in my mind. Im in the Houston Texas area, specifically Baytown. Can anyone tell me in general if it is easier to find a home to put on contract, or easier to find a cash buyer? I'm ready to start marketing to find a home to put on contract but I am nervous to be stuck with a home if I cannot find a cash buyer. I will market heavy to sell the home but wanted a general idea of how hard it is to find a buyer. Thank you very much for any help
