Yes, we do this all the time with a simple fee agreement and have it paid out of escrow.

All day long, great way to find deals. Just reach out to real estate agents "by phone" is key so they know you're are the real deal by the way you talk and present the idea. We basically tell them if you refer us an off market lead we will throw them the 3-6% commission back as the referral payout.

Absolutely!  Just put in the purchase contract that you'll be assigning that the buyer will pay an x% commission to John Smith Realty Brokerage (and, of course, make sure that this is disclosed to the end buyer).
