Updated sold properties around my investment area???

hi there,

try to find this on the forum but could not, I wanted to know where can i find accurate info on properties that were sold around my investment property within the last 30, 60, 90 days?? Any advice would be highly appreciated. Thank you.  :D

Work with the agent.  That means when you make offers, make them through that agent.  If you're selling a property retail, list is with that agent.  In return, ask the agent for comps for properties you're interested in.

That said, there's no substitute for getting to know an area.  Many, many years ago we were considering buying a house in Sugarland, TX.  We were working with an agent who had worked that area for a long time.  As we were driving around, she would describe every house and tell us about its history.  Not just the ones we were looking at, but every house.  That was a very diverse area where the houses were not cookie cutter'ed out.  Many area have many similar houses.  Learn the area.  Look at lots of houses.  Follow sales.  You'll learn the area.  You'll still want comps, but you can have a  pretty close estimate just by looking at the info on the house.

Or, did someone tell you wholesaling was quick and easy :-)?

Thats actually what my next question was. How do i access MLS? I know through an agent, so I can just pick up my phone and call some random agent who does not know me and be like "yo can i access the MLS with your info?" Get a license to become a broker you're suggesting?

Best source is the MLS.  Get your license and sign up with a broker or find an agent to work with to get these comps.

Alternative sources are mostly from public records, in one form or another.  Zillow shows some information.  Some title companies will have it.  Some counties publish it online.  But the MLS will have details (e.g., selller concessions, days on market, price history) you can't get anywhere else.
