What to say to absentee owners via letter?

Question

Hi All, I have four properties that I cannot find the absent owners via tax records or any other means.

I am thinking of dropping a letter in the mail.  Any thoughts on what to write, if I am interested in buying their home or wholesaling it?

Would appreciate any info, as searched and did not see any verbiage re:that, thanks!

My approach is different, I don't like to come on like Mr Wheeler Dealer, I'm buying 10 this week, 1000 this year, Or read that as I have tons of money so don't be afraid to ask for retail or maybe even more.

I send the message that my wife and I like to add a property or two to our investment portfolio each year if we can find one where we won't lose money. I've been informed that you own the property at but don't live there and if you have considered selling because of the hassle of owning a property you don't live doesn't fit your lifestyle give us a call or write us and maybe we can do something that will benefit us both.

Yes, I first send a hand signed sales letter, business card, and hand written envelop.  I then follow up with three postcards sent every 4 to 6 weeks.  Each card is worded a little diferent but they all have the same message.  After I send the 3 post cards I'll add the addresses to a master list and I'll most likely hit that list once every 3 to 6 months.

I'll be honest with BP and say that I have yet to buy a house from my own marketing.  It's a numbers game; I'm filling the pipeline and the deals are sure to come in time.  All of my buys have come from my HomeVestors leads.

I see we're mailing to the same people... Good luck to the both of us! :)  We should meet in person sometime.

Here's what I used on my last mailing.  I got a decent response rate (.040% of 850).  Sadly all of the callers wanted FMV or higher.  On to the next mailing.
