How to wholesale with no money

I am a rookie. Can you all share with me what has been the most productive and economical method to find deals (distressed properties and motivated sellers) fastest? Thank you all!

@Bryan Habibi Whoever told you that wholesaling can be done with no money has lied to you and done you a disservice. It takes money to consistently keep your pipeline full with leads that can potentially turn into deals. If you are looking for some shortcut it doesnt exist otherwise there would be wholesalers rolling around in Lambos and I would have my own jet! If you are looking for the next get rich quick scheme, I assure you wholesaling is not it.

I would suggest that you read about what others have posted (tens of thousands of posts) here on the BP forums and the BP blogs and then decide if you actually want to commit the time, money and effort that it takes to be more than a one hit wonder wholesaler. Most new wholesalers quit within the first year because they underestimated what it truly takes to be successful. Not trying to scare you off, just giving you the facts and not the fluff!

@Bryan Habibi What works for someone else may not necessarily work for you and vice versa. Personally, I've tried methods that have worked for others but did not necessarily work for me. Why? It's because we are all different. To be a successful real estate investor, you must do things that work with your personality. This means you may need to pick and choose a few marketing methods before finding one that works. Stick to methods that work and stop doing things that do not work. Hope that helps!
