Fire Damage. Good deal or not?

Guy called me about a property today. 7 bedroom 2 bathroom. Only thing is there was a fire in the back of the house. He’s asking for 15-20 thousand. Good deal or no? Plus the city has an orange sign on the door that says it’s not safe to enter. How will I or a buyer be able to view the inside if that’s the case? Should I just pass on this one? Advice please
