Wholesaling in WA. Where to start?

Question

Does anyone have tips on where to start marketing for wholesale deals in Washington State? I plan to do direct mail and have heard some unfriendly things about King County (any thoughts on that?)

I'd like to get some ideas of good places to start or maybe even to steer away from. Also, if you mention your area I'd love to get with you and help out with marketing! (and maybe learn a few things in the process)!

there is something called the Richter list.. I think the guy is from or lives in Seattle. I met him at a mastermind.

@Brendan Bruno and @Elisha Ballard It's not uncommon for counties to put restrictions on the use of Tax Lien data as the feel it could be predatory. If it is ok to use, you might find that all the other investors are mailing to the same people offering to take the house off their hands.

Fortunately there are alternatives. You can get a list of HomeOwners with Low Financial Stability Scores (FSS). These folks are likely to struggling financially and may or may not have reached the point of default or tax liens. While getting a list like this, you can also specify owner occupied/absentee, equity, length of ownership, home value etc.

This is a numbers game, so it's best to mail to as many people as you can. Think about working with a list broker to help optimize your list for your area.

@Brendan Bruno I am not sure which law it was, I just ran across it on the county website. They say they will take about 5 days to respond but I will keep you posted!

@Jay Hinrichs well then wish us luck! I didn't think Washington the easiest place to begin but I am glad I went for it anyway. It's much easier to get out there and learn when you're local then starting in a state you are unfamiliar with. I plan on virtual wholesaling eventually but nothing beats hands on learning.

@Elisha Ballard  yup state of washington does not allow general solicitation with these materials. its a crime

I cant think of a tougher thing these days than trying to wholeslae in those areas..

UNLESS your willing to drop 30 to 50k a month in direct mail and have a staff to run the leads.  like the big boys other wise its a failure rate at 97%

@Elisha Ballard Thanks for saying hey! I'll be curious to know what you find out about those records. Do you know which law that is? I have heard something similar about pre-foreclosure properties in the sense that the law is stacked against wholesaling them. To what degree, I'm not sure (maybe someone else can chime in on that).

I’m new to wholesaling as well so I don’t have much advice on how things work around here but I’m in Snohomish County so wanted to say hey 👋. I just requested some records from the court house today (tax delinquency records and code violations) and I noticed that there’s a law for some information that you have to sign a form saying that you won’t use it for commercial purposes. So I’m not sure if I’m going to get turned down (not sure if what I requested requires I sign that yet).

I have yet to find any local wholesalers who are actively wholesaling so I’d love to keep in touch and share experiences.
