What’s the most successful way to obtain leads outside of driving for dollars, and cold calling ? I need more successful ways to scale my business so I can leave my 9-5!!

@Jerod Ellis , find every single investor from Greensboro on BP and buy them lunch. Then reach out to every landlord on Craigslist and Facebook and buy them lunch. There is a reason I've never met a good Wholesailer and that's because they are not willing to drive for dollars, knock on doors, and cold call. I have been told that direct mail works well but above all be consistent and never quit or get use to the 9-5. Read The Best Ever Apartment Syndication Book by Joe Fairless.

Cold calling and knocking on doors are two methods which are not really scalable/ viable for a long term bussiness. If you really want to wholesale then either create a strong web presence using investor carrot/lead propellor. You are going to have to either pay for professional SEO, or if you understand SEO you can just do it yourself. PPC is also a great way to go. Direct mail marketing campaigns are also by and large seen as the number one way to generate leads. Although I can't imagine that proper use of SEO/PPC is too far behind in terms of lead generation.

Mr Mahmoud nailed it.... except for that last comment that SEO is behind on DMM...

The ignorant business owner will do what is popular to generate leads. The smart business owner will research what the best lead generation method is and then go after that! SEO is by FAR the best lead gen tactic.

When ever I write something or claim something I always provide proof/numbers/graphs/equations, so there is no room for argument or dispute.

If you are asking for BETTER ways to get leads, it is a website that ranks #1 with an insane credibility score. 

I pay $0 for these leads, and a lot of these leads are almost desperate.

There TRULY is no better way to get leads.

As mister M denoted, you have to be really good at SEO, though. SEO is the key.

The problem is that many (most? all? ) so called "professionals", really suck! I have yet to encounter a "professional" that really knows how to do SEO, and this included the big companies.

And it is not surprising really. No SEO company will discriminate who they will help. If there are 2 clients in Houston for example, how can that possibly work? Only one person can rank #1 and thus one of the two is then throwing money away.

I have a crazy amazing SEO guide I developed myself that keeps me ranking #1 always strongly. I can send it to you if you ask really nicely and tell everyone how handsome I am!

This is what happens when you do SEO right. 

And that my friend is the BEST way to get amazing leads.. for free...(if you do SEO yourself like I do)

@Jerod Ellis Hire people to do your cold calling and get newbie wholesalers/birddogs to do your driving for dollars and door knocking. Direct mail, SEO, JVing with other wholesalers. Scaling up means thinking bigger.

Hmmmmm.  @Jerryll Noorden I think you know what I am going to say here.  We agree on the power of SEO, and I am trying hard to implement that, but I will tell you the main challenge for me and anybody else that is reading this -- it is establishing some degree of credibility.

When I roll up on your website, I see some evidence there that you have actually done something with a house at some point.  Or even more than one house.  I see photos of the projects, I see some finish projects, and I see testimonials.  Those are hard to fake.

OK, now I have at least done a flip - just one - so I am not totally bereft of experience and merit here.  So far I've not done a great job of leveraging that.  There is clearly a rather evident hole in my bucket.  I am currently working hard on my site in an effort to better Noorden-ify it.

 Dude I absolutely LOVE the way you take every word I say seriously. For over a year now have I been trying HARD to convince people to give SEO a shot, and unless I show pictures of every single lead that comes in, no one cares. There was a time I had no flips done. no reviews, nothing to show for it. Right?

How do you still come across as credible?


Well I was a big shot fancy Robotics scientist with NASA splattered all over me. Does it matter that it is NASA? Absolutely not. A picture of you smiling  shows you are real... (that doesnt prove anythign but that is not how internet useres think). If they see something on internet then "it MUST be true". Also it is not individual credibility metrics that matter... it is the different unrelated metrics for credibility that give the illusion you are real.

A picture of you with your family in a Detroit stadium (known to locals landmark), tells them you are actually local.

So suddenly they have 2 independent pieces of proof that are not related (so they think) that verifies you are legit.

1) you say you buy houses in Detroit (picking a city out of my stinky butt here)

2) AND you are LOCAL.

WOOOW he must be real.. completely unrelated but as I said.. an illusion yet it works.

Then get reviews from colleagues. Tell then to talk about you.

"Yeah that dude Mark.. he smells funny but he is the kindest most honest hardworking person I know."

Are they talking about you buying houses? No!

Does it natter?

NO!

first... this review is ON your we buy houses website so another illusion is that whom ever reds this will think they are talking about you doing your we buy houses thing.

Is this fake? Absolutely not. If it really is their honest opinion of you... then it is true. it i their opinion that you are honest yada yada yada, so it is more than likely you will give the a great experience. (Just take a shower man.. sheeet).

The trick here is to outsmart the universe, the traffic. be creative.

Also, if only your site is just "AWESOME" people will tend to think you are legit (an other illusion), 

have you ever checked out your competition and you see an investor carrot site on page 3 with stock content.. thin no pictures no nothing? Like a ghost (town) website... just seems like no one really real or serious is behind it? The opposite holds true. Do things NO ONE else is doing on your website. Show your traffic you put a TON of effort into your site and you create the illusion of being legit.

And you are right - personal referrals as being trustworthy are almost as good as any others, and certainly way better than none at all.

So then why is that website on top if this is obviously horsedoodles? Because they manipulated Google into thinking that whom ever is looking for that answer, will find a lot of value in that website. Google thinks that THAT website is the best site to answer that question.

Weather that is true or not is an other story. Google thinks that that website is the best.

How?

The owners of the site did what ever they did to make Google think that.

Either they bought votes from other sites that link to their site... (black hat SEO... illegal SEO), or people simply think that site really is that good (they stick to the site book mark it, come back tomorrow, scroll to the pages (obviously trying to find me).. etc. etc.. the point is that Google sees that people are interested in that site for the keyterm: "Who is the most handsome man on this planet..."

---and thus google will rank it higher.

So in short, and I could have simply said that from the start, but then you would never have known I am indeed hawt!! (you are welcome)..

SEO is what ever you do to get your website ranked as high as possible in the search results.

@Jerod Ellis Until you have money to dump into mailing campaigns or bandit signs; I would say stick with cold calling. Its the cheapest and quickest way to get your answer from your potential seller. If you start to scale maybe add a VA and take the time to teach them properly how to conduct the calls. Its always a grind!

Hey @Jerryll Noorden , just wanted to commend you on providing some serious value and real wit to the forums!  Clearly you have the ability to understand and dissect different issues on both macro and micro levels.

Im curious: If someone starts with you and needs to build everything from the ground up, what would that estimated length of time be?

You ask a great question, I ranked my site from ground zero to #1 between 3 to 4 months. But try to see it this way.

Ranking 1 is just half the battle, You need your site to be credible as well. SEO and credibility are opposing forces. It takes skill to cater to both.

You don't have to wait till you rank 1 to make money from good SEO. You can in theory make your site credibly in a day. Once credible drive traffic to your site manually, WHILE you do the SEO thing. This way you make money immediately while getting your site ranked #1.

That will fund your lifestyle or SEO antics continuously until you actually rank 1, and quit paying for any type of marketing.

I am confident it could take between 3 and 5 months to rank #1 if you know what you are doing.

Note though... if you did ALL there is to do concerning SEO in a week, you WILL get penalized by Google. The trick is to be organic.... somethings just HAVE to take time or you will be de-indexed. If you get 300 backlinks in a day google will terminate you. That is just not organic/natural.

I will hit you up and we can have a session where I evaluate your site and go from there!

I'm transitioning from an active agent to putting my focus on REI. My main focus right now is becoming a bloodhound for good deals. I've got an abundance of time on my hand, but I never want to spend my time inefficiently just because I have it, I have a desire to be effective and work hard in conjunction.

Not entirely sure as to the best route for moving things forward, or what "step 1" would be. I'll be most likely leaning towards the carrot platform; however, I know there is a sea of people who use it suboptimally, so I'll need to make sure I do things the right way.

If you don't mind, I'd love to keep in touch. If there are any resources available to get started that you would point to as I begin my bootstrapping, I would be grateful.
