Hi @Fili Aguirre , you do not need to be an agent to find cash buyers. If you have a buyers list, and you know a wholesaler with properties, you can set up a partnership with the wholesaler to give you a percentage of the sale for bringing a buyer. The good thing about being an agent is that if you maintain a relationship with the buyer, you can possibly list their property when they rehab and rent/sell it.
@Chris Harper if I set up a partnership, then I dont have to be an agent?
@Fili Aguirre not a legal partnership, just a deal where you take 50% for bringing the buyer to the deal.

You do not need to be an agent to find cash buyers and then give the list to wholesalers.
@Fili Aguirre In order to get paid you do not need to be an agent but you better have an agreement of some kind IN WRITING with the wholesaler that states what you get paid for bringing the buyer for their deals. Typically wholesalers either sign a JV agreement or they do a double assignment to make sure they dont get cut out of the deal
