Newbie mistakes! What to avoid?

I’m sure this has been brought up a thousand times but here we go.

My name is Jesse and I’m from San Diego, California.  I’m starting out and want to eventually become a landlord. I want to eventually own apartment buildings and rental homes. I also want to flip. Im starting of with wholesaling. I want to avoid as many mistakes and waste as little time as possible. So where should i start? Book recommendations? Habits i should adopt? Etc. if you had to start all over again, what would you different?

I’ve read “how to invest in real estate”, listened to a few podcast and interviews. Read the beginners guide on here. I love the subject and understand it is hard work. I’m down for it. Just need a little direction. Thank you Im advance 🙏🏼🙏🏼

Spend at least an hour a day on the BP forum reading posts. If you see a BP member who tends to give good answers, click on their profile and read the prior forum posts they've written from the beginning of their time on BP.

Spend another hour reading the BP blogs.

And no matter how much you read you'll still have unexpected things come up and will learn lessons you didn't read online. Examples (in my case) include:

-A few days prior to closing walk the property to make certain repairs were made and/or there's no new damage or missing appliances

-Prior to closing, make certain security deposits are transferred - and if there's no security deposit on file, the seller and tenant(s) need to get together and make that happen else you'll be out of luck at closing
