Repair Costs
I need to figure repair costs to include in my formula before I make an offer. How do you come up with the necessary info (Pics, Walk through by agent, etc). Oh, the property is out of town. I have never seen the property.

Formulas aren't going to help when you're starting out. I can tell you to the penny what I pay for everything, but I live in a different city, use different contractors, use different finishes, have different relationships, require a different level of quality, have different negotiation skills, etc.
You're t a major disadvantage being in a different city than your properties. I would recommend paying a good contractor $50 for a labor bid and some pictures, and then factor in materials separately. I think you have an uphill battle being new to this, buying out of state and not visiting your properties.
