Assigning Seller Financing Contracts Legal?

Haven't heard too much of this idea but I think it could work. 

Like the concept of wholesaling, I would assign the contract to an end-buyer (contract would state it's assignable) for an assignment fee however this would include the downpayment and initial costs of the contract. 

Advantages: Loopholes the capital gains tax for the seller, creates passive income for seller, the seller keeps 1st ownership of property, end-buyer get an investment property, end-buyer can back out, third-party gets paid for service

Disadvantages: Property must be free of loan debt,  limited people wanting seller-financing

Am I missing something?
