I'd also recommend that you start finding a very knowledgeable and wholesale friendly real estate attorney that will be able to review and approve your purchase agreements, marketing materials, and general business practices allowed by your state.

I always start by picking a high deal volume area to focus on. For me that the area were other investors are working because there is plenty of opportunity, Once I feel good about the deal flow I put together a strategy to start winning more than my fair share of deals. My 3 strategy is start with efficient prospecting, talking with sellers in a way, they want to do business with me and keep tweaking consistently until it works. Good luck this is a fun journey.

First, learn what wholesaling is and how to do it.  There are all sorts of online resources.  Find them and consume them.  There are books (I like audio books that I can listen to in the car), podcasts, Youtube videos (though I haven't watched any of them myself - maybe I should), and of course people selling training programs on Wholesaling (I actually bought one of these, and it was great!).  And, of course, join your local REIA and attend local REI meetups.

Once you do all of that, prepare to start your marketing and networking efforts!
