I'm new to this and I am trying to see what the investors want. When someone come to you with a property, what sort of things do you need to close the deal? What would make it a win/win situation?

@Michael Walker III most purchases come with a home inspection contingency. It adds another level of negotiations and is a pain for sellers. Investors love when you waive that. The like clean deals.
