How do you research another wholesaler's character to know if you want to work with them?

We used to run into this when people were middle men/women for bulk buys. We started asking them for the list of their last closed tape. Magically, we never heard from ANY of them again.

Yea I agree with Ned,

Regardless of what you hear or see on someone's property package, is nothing but marketing materials.  I'd double check everything even if I did multiple deals with the wholesaler.

You never want to be in the position of a bad deal and it being bad because you trusted someone elses numbers.  That's a tough one to swallow

Any reputable  wholesaler will have no problem providing you with the names of other investors that they work with and the people they do thier closings with. And yes, you should check.

Like any other plumber, contractor, electrician... you fill in the blank, there are the good people and bad people in any group.

If you are a reputable wholesaler like me, you will have people calling YOU to get on your list. No where than in real estate investing is your reputation so important.

I agree! as a new wholesaler I would have no problem with someone verifiying who I was and what deals I've done.  Number don't lie so just do your due diligence.  Good Luck!

Do you want to work with them a s a buyer of their deals? Do you want to work with them to feed them deals or co wholesale?

If you are a buyer DO NOT Trust Them. Verify everything about the deal yourself.

If you want to work with them as a bird dog or otherwise feeding them deals, get references from others that have given them deals.

references, ask for previous deals they have done, ask which title company they use and call them to find out how professional and ethical they are. Based on the area you are located I would recommend talking to @MartyBoardman. He is a regular contributor to the main blog and has extensive experience in that market and wrote a really nice piece recently on unsustainable wholesaling. Great read
