Looking for a investor/assignment friendly title company in the bay area.

Hi everybody!

I was wondering if anybody knew of any investor friendly title companies in San Jose CA or the surrounding area. Specifically looking for one that can handle assignment of contracts. I talked with a few and they either said "NO!" or didn't understand the concept, even when I explained it.
