Why are there so many threads about finding buyers?

Question

I'm still new to all of this so I might be missing something, but my line of thinking would be it's a lot harder to find sellers, and even harder to find sellers who can actually make people money, than it is to find buyers. If you find a good deal, isn't it relatively easy to find a buyer for the property? Like I said I could be missing something.

Also, I was wondering if there were any experienced wholesalers in or around Chicago that would be willing to help me get started and maybe teach me a thing or two. If so, let me know!

I agree with Michael that a good deal can be found anywhere. However I would also agree with Xavier  Youngblood that some markets are darn competitive. There's a feeding frenzy going on in some markets and it's VERY hard to find that needle in a haystack.

I am happy to hear that there are bull markets in real estate however there are markets where buyers are not as plentiful. A good deal is relative. Each market is unique and while some markets are now attracting competition to bid up prices others are next to dead which would mean a long hold time to make a profit.

I started whole selling in may this year. I am a buy and hold investor, however, due to the incredible competition on mls in Houston I started wholesaling. I'll write a post here soon, but deals are hard as hell to find. A bull market is an understatement, it's white hot in south Texas!

I agree. If you have a deal under contract that leaves a healthy spread for the next guy, it won't be hard to find a buyer. Yes, you do need to know where to look, but that's the easy part. In an active market you can post your prop on CL and find a buyer no problem. Much harder finding the deal in the 1st place. If you are wondering where to invest your time on education, concentrate on the front end....

I don't think you're missing anything.  A few of these threads are old - when markets, generally speaking, were bear. And some of these threads are folks promoting the obvious because they don't realize that in many ways we're experiencing a bull market.

I agree that finding truly motivated sellers is harder these days.
