Purchase and sales agreement

All of my fellow wholesalers, when I get the purchase and sales agreement signed, do i take it to the title company or real estate attorney with a deposit of

$10 to bind the contract

, is that correct? Also at any time if my seller wanted to pull out of the contract after its signed, what happens?

 I know nothing about the laws. having said that, no that was not what I was saying.

I was saying, that if you are in a state that closes using attorneys, you will use an attorney. Otherwise you close using a title company.

I don't think you are required to put an earnest deposit down, BUT I could be wrong.
