Wholesaling a bigger, older home

I'm looking at a 4000 sq ft home, with an acre lot size and a pool. Issue is it was built in 1903. The home really just needs a paint job. It's a FSBO and was listed in 2012 at 569000. Then was taken off and just now put up for sale again at 202k. I'm going to call today to figure out level of motivation and asking price. I'm just looking for advice on what type of buyer I should target or if I should aim for smaller homes.
