A little more info needed.....so "we are not selling the property, but looking to sell/assign our interest". I have no access to the property? Once I give the emd(if I decide to,) what's next? How do I acquire a property for myself, from a wholesaler, as a way to get iij n on the ground floor?

Are you trying to buy the property?
you should be able to inspect it before finalizing purchase, don’t expect any repairs to be made.
once you agree on a price it goes( hopefully) to a closing agency for the transfer of title and then the seller and wholeseller get their money, state taxes are paid and title gets transferred to you.

Wholesaling is pretty simple, but you don't seem to have a grasp on some of the basics. That's not bad; it just means that you need to get some education under your belt. Fortunately, there are a lot of resources available to you.
If you scroll to the bottom of the page here, you will see a link for REI Resources. Click on that, then find "The BiggerPockets Ultimate Beginner's Guide to Real Estate Investing." Read that. Next, go find more. I found a book that I like (I give it a B+) called "If you can't wholesale after this... I've got nothing for you." It's in print and in Audible. These two should give you a solid understanding of wholesaling.
I also strongly recommend attending local REI meetings - as many as you can. You need to get to know others in the community and start building your network.
As for directly answering your question, I'm not sure I can do that. You seem to be asking both how to wholesale and how to buy from a wholesaler.

@Barry Pekin not quite. I admit I get a bit wordy sometimes. I do not have all the basics down when it comes to wholesaling. Its something that's a apart of the plan and u just wanted more clarity. Thanks Barry

Sorry, but I'm the king of wordy. Some of my posts on here go on and on. I start thinking and just write where my mind wanders. Even that was a lot to say I can be wordy!
So follow my advice. Read those things I mentioned and get active in your local REI community.
