Wholesale: Need Advice

I'm in eastern NC and found a deal for a duplex, 35k, the seller says it's about a 30k rehab job and the ARV is about 115k. The thing is while I do agree, I need help in finding someone to purchase the contract from me because I am trying to wholesale. I also, in this being my first deal, need to know what paper work and other things I do need. Can anyone spare some advice?

You do not have the skill set knowledge or money to be putting anything under contract .I’d  Do more research and study before you start making Promises and filling out agreements
