@Jeffrey Kemmerer once you start showing up to local meetups you will find a lot of guys to work with . And BP is a GREAT FREE resource. If you spend 40-60 hours on this website and take notes then you would be able to outline a marketing plan to get started . You can use those mentoring fees for your marketing budget ..

Another thing you can do , join facebook group and they have weekend classes for 200-300 and you can get started there.

Just keep in mind, thousands of folks want to be wholesellers and thousands of them fall out within 3-6 months , and 1 or 2 will survive beyond a year. Its a very tough and extremely competitive business. Houston is a very sophisticated market where you will be competing with newbie/local/out of town virtual whole sellers.  I know wholesellers with marketing budget of over 100K/200K and more then 500K per year.

Also, if I am 100% honest, wholesaling might be the hardest way to get started in REI.  It is like getting the stars and planets to line up.  Probably makes more sense to just find money partners and do some really light flips, wholetail deals or even get your first BRRR.  Honestly, that is probably a higher probability of success.

Does this mean don't try to learn acquisitions and all things that wholesalers do?  No, not at all.  That is also part of it, and you will be doing this in parallel.

Also go look up a guy name Ron Rana.  Not sure if he is really into training or coaching but he has really grown fast.  I know he runs some meetups and he is pretty helpful.
