Documents Required to Wholesale a Realtor listed home

Good morning everyone!

I am looking at a house this morning, and am prepared to make an offer. This home is listed by a realtor, and was posted a few hours ago. IF, I can get them to agree on a wholesale price, what documents would be required for me to assign the contract down the road. Are standard realtor purchase agreements assignable? Any insight on this would be helpful! Thank you
