Finding "Tired Landlord" Lists

Hey guys, I am looking to broaden my cold calling lists and want to add the "tired landlords" to the mix. Currently doing probates, D4D, tax delinquents, and absentee owners but starting to notice some of these are heavily saturated with other callers. I have looked on propstream to find some multifamilies in my area and plan on going to the courthouse to get eviction records. I was just wondering everyone else's strategies on finding lists like these?
