Wholesale Property in Ohio

Weird story: I am in a Facebook group and talked connected with a lady who is losing her home in Wood County, Ohio. Foreclosure is a few weeks away and they want to walk away from the home rather than give it to the bank.

Currently owe around 60k and looks like comps are around 105-110. Definitely a money maker but I don’t live anywhere near there. I could see wholesaling the property but I don’t know how I’d get in contact with someone who’d want to buy the property on the other end. I don’t live anywhere near there or have any real connections out there. Any suggestions?
