End buyer is not an investor

Hi everyone. I’m needing some guidance..... so my scenario is a little odd or maybe I’m just overthinking it. A family member of a friend was referred to me, he would like to purchase a property in cash and he is ok with paying the full market value amount. I know what I have to do on my end for my assignment fee. The seller is actually an agent and investor- the end buyer is not an investor and wants to purchase full cash. Wish me luck! Any tips or directions to take before I take a leap of faith into the entire situation? I’m so nervous. I want to make everyone Happy in this situation. The home is being sold to a Laotion Monk. I can’t mess this up.

Personally, this doesn’t like the right deal for your buyer. I would persuade him to steer away from this property and find him something that is better suited.
