If you had to choose one in order to contact sellers leads what will it be?

You need to stand out in a crowd.  Will sending a random text message do that?  Will sending a random voicemail do that?

It takes generally at least 5 touches to really make an impact on a potential lead.  You can do texts, RVMs, direct mail, phone calls, door hangers, etc., etc., etc.  Design a campaign where you are going to stand out in a crowd.  DON'T do what everyone else is doing.

And I'll add, it's not just about the DNC list. You cannot legally call someone's wireless number with mass texting and/or ringless robocalls unless they've "opted in."

Neither, or you'll be fined to the point you won't be able to invest in real estate (assuming you're talking about robocalls and mass texting).

Yeah, I had one broker actually call and pretend that I'd agreed to bring an "executor's deed" to my hearing for my mother's probate (they get the court filings, which are public), and say that I need to be sure to have it in hand at the hearing, and some other garbage basically presenting herself as a legal expert - I reported her to the state bar as someone practicing law without a license and reported her to the state realtor's board, too.

There are serious consequences for people using predatory techniques to prey on people who are grieving or aren't savvy about real estate deals or who are uneducated or seniors, etc.  People need to be really careful about how they go about getting good real estate deals.

In what context? For sellers you have never contacted before, from numbers off a purchased or built list. If you are asking as a first marketing piece, neither. They are getting so much of that right now and it's a very impersonal first step. Your direct mail pieces should be the things you are banking on to get them to call you so you aren't chasing people who are running away from you and everyone else who is leaving messages and texting them 100x a day. Mass texting is about to get undercut in the on-market real estate industry. It's like throwing stones into an ocean. Instead, cast a net and wait for them to come to you using a system that will encourage them to do that.

Yes, that's certainly part of the reason laws were originally enacted around ATDS's and calling/texting cell phones.

Even if a person is not on the DNC list, you cannot use a mass texting platform (i.e ATDS) to contact their wireless number unless they opted in.
