Does cold texting work?

Does texting for your first interaction with a possible seller work? Would you recommend something else? Would love to hear from people that have tried multiple things. Thank you

I hate them. And cold calls. And yellow letters that look like they are written by a 6 year old. I am tired of getting approached by "investors" that don't have two nickels to rub together and want to "buy" my house without knowing a damn thing about it.

If you think about it, everything "works" right? Is it efficient? Ideal? No! Absolutely not.

In fact to me (and this is because I know better then most), it is a complete waste of time.

Many people will tell you "yeah sure it works" because they aren't really the authority on lead gen.

For example.. I get between 4 and 12 leads every single day without me having to text, call, send mailers, or do anything at all. And I don't pay a cent for these leads. Someone that has no idea about SEO would NEVER even consider these numbers as realistic, let alone even possible.

But for someone that knows marketing and lead gen, this is normal.

So be careful when you ask a question and you get an answer.

If you ask a toddler to look at your mole for an opinion on cancer, vs a doctor... both will give you an answer. But are you just going to listen to the answer and take it seriously just because that person GAVE you an answer?

No of course not!

Those are my 2 cents for you, and everyone on BP. Everyone has an opinion, everyone says "their" lead gen methods work, yet no one comes with data proof numbers screenshots, and some concrete evidence that is measurable so that others can truly evaluate the methods.

So learn how to think, and learn how to evaluate advise before you just take it!

NOW you have concrete data to measure what ever else you are trying against. This is how you make educated decisions. Hope this helps.

It is interesting to note that I get more leads for free, with far more motivation through SEO, then PPC does for $1500/month. Makes you wonder huh?

I don't know if they work or not, but I'll give you the inside perspective from someone who receives a LOT of marketing in ALL the various forms - yellow letters, postcards, cold calls, cold texts, emails, etc.

Anytime I receive any sort of cold call or cold text on my phone, I just automatically mentally associate it with a telemarketer, something all of us are inundated with in today's age.  I immediately block the number I received the call/text from, and then delete the message.

That's just me though because I don't like being bothered on my cell phone by strangers.

@Noah Howells cold texting has worked for me on the agent side of things. You can also find softwares online that automate calls and go right to voicemail. Combining these two methods with email give you 3 "touches" for each potential client. Good luck!

If you are texting to off-market seller leads, you will get much more hatred spewed back at you for cold texting. You may still get lucky once in a while, but too many people think of what will get them business first and not how the people on the other end will respond second. Do you like getting cold texts about things you aren't interested in? Does it annoy you to wonder how they got your number? That's what you are up against. And if you are cold texting them, you can be sure other investors (or agents) already called. What's your goal and why would they answer a cold text?
