Buy now or wait for a nice drop?

There's never a bad time to buy properties. There's just bad properties to buy, and bad deals made to buy them. All three of these statements happen all the time.

@Mano Yeghikian It’s always a good time. Don’t over value the sell and figure in some contingency.

Dont try to time the market, just look at each property independent and analyze it from there. You're giving yourself more analysis paralysis.

Obviously you try to time the market the best you can but the only true metric for if it is a good time and good place to invest is Cashflow and a good location.

When will the drop happen? Will it happen? When will you know that we've hit bottom? I'm not one for waiting around- my best advice is to decide what a reasonable deal (not a "great" deal, those go to experienced and networked pros with cash), but a decent deal, and act as soon as you find it. If you are waiting for the bottom of the market, it may never come, and if it does, you can only hit it with simple luck, not skill. You only know you've hit the bottom once prices start rising again.
