I my first Contract!

Yea you read it right. The newbie got a house under contract for $38,000 that is tenant ready, no repairs needed. 3br/1.5ba that I plan on assigning for a little fee. I met the seller at the property and first thing I did was build a little rapport with him of course. After 10 mins of talking about normal things and why he wanted to sell, he came to the price of $45,000 that he wanted for it. Negotiating with him and his pregnant wife I got them down to $38,000 for a home that is ready for move in TOMORROW. No money spent on any seminars or anything to get this one signed. After extensive research on BP of course, and youtube, I found a lot of free information that led me up to this signing. Now for the easiest part which is finding a buyer. I plan to have this one sold within the next 2 weeks if not sooner. Thanks BP members. I owe it to a lot of you but first I owe it to Jesus himself that was with me through the whole transaction. Knowing that I went in like a pro and got the contract like I stated yesterday. Advice to fellow newbs out there in wholesaling, TAKE ACTION!
