I’m stuck in a loop

Okay so I am in a loop I’ve done the mentor thing I’ve reached out I’ve went to webinars but I’m still stuck behind something!! So I’m using sources that is available to everyone as far as Zillow people search etc so I’m find properties for sake but how can I examine it to know it’s a good deal. Now some I can see and read and understand a little to know it’s a valid deal so I find the contact number and I connect. But I’m still missing something. What source should I get into to generate my motivated sellers and also contact to get my first deal. I’m hungry but I know patients is key!!

Do you have a detailed plan?  Does your plan spell out how each step you take leads to the next, and the next, and so on?  Do you know which markets to execute your plan in?  Do you know which strategy is best to execute your plan in those market(s)?

Without a plan, you don't know where you are going, and without knowing where you are going, you don't know where...or when, to start.

What you have accumulated are a lot of tools.  Ever see anyone try to build a house with a giant toolbox...but no plan?
