How are you guys estimating your repairs?
Do you estimate by square foot or by each component of the renovation?
Have a 2 bed room 1 bad working with the seller on getting under contract. Needs an entire cosmetic renovation. But doesn’t look like any major repairs needed like the roof or foundation.
