Little money

Basically, my partner and I cannot show proof of funds to a bank; therefore, obtaining a loan or mortgage would be near impossible. Also, we have very little funds, so does anyone have any advice on wholesaling with very few funds? Do you have to put a property under contract to wholesale? Do you need proof of funds? How do you go about this is you don't have any money?

Is it possible to be successful in real estate without any money? Absolutely? Is it really, really difficult? Yes. Is it nearly impossible without haven't a good understanding of the industry and how it works? No doubt.

If you really want to be successful doing anything with no money, I suggest you spend the next several weeks reading everything on this forum and everything else you can get your hands on. Spend 100-200 hours reading and then start asking questions. By that time, you should have the basics down and you can actually start thinking about getting started.

If that sounds like a lot of work, don't bother...that's the EASY part!

I don't mean to sound demotivating, but I think it's important for you to understand that real estate investing is difficult, wholesaling requires a lot of work, and making money in this business when you have none requires a thorough education and more work than most people are willing to put in.

If you have the motivation, desire and the work ethic, start reading!
