help. Need to find estate/kin for deceased former owner

I have a property I bough in 2008. i was told that it came with 4 spaces on the neighbors land. also one spot on our land adjacent to this other lot.

This wasn't a problem (minor tenant parking issues) until recently when the neighbor tried to make the sum total 4, not 5 (claiming he owns the spot that is by deed description on our land).

Anyway. Come to find out the bank that foreclosed (from which we bought) didn't foreclose on these spaces. Title issue. Old owner kinda holds title.

Old owner is dead. No estate filed in Kings County ny where we think she last lived (last known address is clara st in Brooklyn)

We need a sign-off transferring these 4 spaces. Can't do QTA, the other neighbor will fight it in court.

How do we find next of kin or executor or whomever for this person?
