REAL ESTATE WHOLESALING AT 24 years old.

I am a 24 year old father of 2 sons in Dallas TX looking for a career field to began creating some type of foundation for my family through this pandemic. I found this business model and decided I would like to give it a shot, I have been watching YouTube videos of gurus and heard some podcast but I still find myself lost without a step by step guideline to actually find a deal, get a contract and close. 

So my question is where can I find a step by step guide (other than online gurus) that breaks down wholesaling from a beginners standpoint from start to finish to give me an overall understanding of the little things that matter the most which lead up to closing deals?

If you are looking for a step by step guide, read "The Wholesaling Blueprint" by Luke Weber. It was published recently (March 2020), so it isn't recommended often but has very relevant information. 

The author discusses, in-depth, each part of wholesaling. Definitely give it a read!
