Marketing Budget Advice

Hello Everyone!

I just recently started a real estate investment company. I have flipped a few houses this year and I really enjoy it. My goal is to continue to flip homes, BRRRR the ones that make sense and then wholesale the rest. I am also a Realtor, so I can list it if that is the best option for the home owner. I have a website, llc, google phone, logo and FB Paige. I am ready to turn the lead faucet on, but do not know where the best place to invest my money. I would like to create a system where the leads either call or go to my website to submit their information. I am a closer and once I am in the door I am confident that I can get deals done. My main question is what have you found to be the best conversion to appointment?

Which of these options is giving you the best results? I am willing to Budget 5k per month to start. 

1. Hiring a cold calling company to send over warm leads.

2. Post Cards/ direct mail

3. Facebook Ads

4. PPC

5. Hiring an Assistant to make calls and help with marketing.

6. Something cool I don't even know about.
