I have been given access to a list of properties that have been on the MLS for over a year. How best can I utilize this information?

You can't create motivation, your job is to find it.

Andrew Jones, lots of ways. I usually submit offer under a brand new LLC (in CO its $50 and about 5 minutes to setup online). This allows me to either sell the LLC to the end buyer for a fee, or just do a double close. I'll find a buyer and get a contract with them and earnest money. If they want to just have the LLC assigned to them, I'll write up a LLC sale agreement. They go to closing as the managing member of the LLC, and cut me a check as part of the LLC sale agreement. If we do a double close, I'll close in the LLC, then walk to the next room and close with my buyer.

Anson Young thank you for the reply. I guess the same could be done in CA, but we have the extra $800 Franchise Tax so deal would have to a little bit thicker. Anson Young could you elaborate on how you actually structure the wholesale deal? What do you do after you find a deal fitting your criteria?

I wholesale from the MLS, as do many, many others. Drill down into neighborhoods where cash buyers are buying, and setup alerts for new properties in those areas. You have to jump on them within a few hours of listing to have a chance. Reach out to properties that meet your criteria that are already under contract and tell the agent you will let them double end the deal if it falls through, you will buy it. These 2 techniques allow me to snag properties before many others, you gotta be motivated to be on it every single day.

Carolina E If they are listed on MLS it is an opportunity to talk to the Real Estate agent for the seller. Any homes on the market that long around here are 20% over priced or have something seriously wrong with them.

lol, true. But the doesn't mean I cant try to motivate them or get them to lower their prices. Even just one success can be a learning experience.

Not sure. You've got a list of unmotivated sellers and/or undesirable/over priced properties.
