What Info do I need to collect for buyers list?

Question

I'm a buy and hold investor with a rental properties. I'm struggling to buy off the MLS. Recently I've realized I need to start buying away from the MLS (input on this would be greatly appreciated). While learning how to purchase properties away from the MLS, I'm finding people who'd like to me sell them any properties I don't want to hold. What information do I need to collect from these buyers? (price range? bed/bath, location, etc.?) Thank you for your time and help.

No reason to reinvent the wheel, I'd say they have already established the best information to obtain for a buyer. Don't forget to add notes for the odds n ends. :)

@Bill Gulley - makes perfect sense and great idea. I'll need track down an MLS sellers sheet (I may have a copy form property I've sold). Thanks for both replies.

I suggest you look at the MLS information as to what is collected for a listing, make up a questionaire allowing potential buyers to fill in what they are most interesed in, giving options and ranges they would accept. From that you know what to look for. :)
