Wholesaling through a real estate agent

Hello my name is jason, i am 18 and live in socal. I finally found a property with potential to wholesale  after months of preparation. It is through a listing agent he is representing me and the seller so he will get 2x the rate so it is a recipe for success. I sent him a one page purchase and sale agreement but he couldnt accept it due to the law in California dictating that he must use one approved by the state. the contract is 18 pages long he wants a intial deposit of 3000 dollars and only 7 days for a physcial  contingency period. Any tips  espicailly on how to read and navigate the contract.
